[\/vc_column_text][vc_column_text el_class=”a-content-body”]The planning location is the area of a former clay mine and brick factory located along Vadvir\u00e1g utca in Balatonf\u00fcred. Based on historical maps, the area of the clay mine was located between the road leading from Ar\u00e1cs to the spa town of F\u00fcred and the S\u00e9d brook. The map shows the names Mez\u0151di d\u0171l\u0151 and Agyag d\u0171l\u0151, which could refer to the character of the landscape at that time. Due to the soil quality the vines were no longer planted after the phylloxera epidemic, and a clay mine and then a brick factory were operated in the area. The clay deposit was quickly exhausted, so the factory was closed in the 1960s, and the resulting pit was filled with construction debris and other waste.<\/p>\n

The regulatory plan previously prepared for the area was outdated, a development plan was in effect that was foreign to the image of the settlement and did not reflect today’s regional development ideas in the least. The implementation of the old plan was not supported by the city, primarily due to the density and architectural quality of the installation, so planning began with the re-organization of the installation.<\/p>\n

In Balatonf\u00fcred, as in many Balaton settlements, the street network next to the lake is formed by a system of streets parallel to and perpendicular to the shore. The streets parallel to the coast are terraced evenly above each other, while those perpendicular to the coast slope evenly towards the water. Following this structure, we created the perpendicular street network of the new building.<\/p>\n

We made up for the gaps in the existing construction and created 28 plots with an average floor area of 700-750 m2. The method of installation is basically free-standing, however, the buildings were not arranged in a row, but moved out from each other, changing the size of the front gardens. The houses have high roofs and are built with a uniform enclosing cubic structure. The high roofs were placed perpendicular and parallel to the street.<\/p>\n

Villas, semi-detached houses, residential buildings with 3 and 4 apartments are built on the plots.
